Croatia Property market trends:

Who can buy ? Croatia has a rule of reciprocity for purchasing property.  If a Croatian national can buy property in a country ( without restrictions) then a national of that country can purchase property in Croatia.

Great Britain, Ireland, Australia, USA, and many other Europeans countries have reciprocity with Croatia.

Germans and Austrians, who have a long history of tourism and commerce in Croatia were the first ones to buy property. British interests started around the end of 2002. Italians for example cannot buy property in Croatia because of reciprocity.

Controlled development:  By 2001 development was rapid in Croatia.  However, the Croatian authorities introduced legislation to protect the landscape and especially the coast.  They are determined to avoid the pitfalls of uncontrolled development and not emualate places such as Southern Spain.  The authorites have restricted further development alongside the coast in order to protect the environment.  This will help to ensure a managed development approach, protect the environment and hence encourage tourism.
