Bibali Development

The plot is to the West of Bibali village and is situated on the boundary of the building zone. The plot runs beside a small public road providing ease of access. The back of the plot, adjoining the road, is elevated and there is a distinct drop in the level of the plot as you move further west. The views are over small hills and the town of Buje to the sea at about 10km distance. Outline Plan - Bibali, Istria

The following is a brief outline of the development parameters, from which architect’s plans are currently being drawn up, for the parcel of land at Bibali owned by Vesta.

Description:

This plot is approximately 2413 square meters and is oriented to the West. The plot is to the West of Bibali village and is situated on the boundary of the building zone. The plot runs beside a small pubic road providing ease of access. The back of the plot, adjoining the road is elevated and there is a distinct drop in the level of the plot as you move further west. The views are over small hills and the town of Buje to the sea at about 10km distance.

Bibali is approximately 1.5km from Buje, a large hilltop town with all amenities and ideally situated in North West Istria, about 10 kilometres from the border with Slovenia and about one hours drive from Trieste airport in Italy. This region of Istria is characterised by rolling hills planted to vines and olives, small stone and terracotta hilltop towns and kilometre after kilometre of unspoilt coastline, drawing positive comparisons with Tuscany. Within 10 and 20 kilometres respectively are the ancient hilltop towns of Groznjan and Motovun, which have become centres for the arts and significant tourist attractions.

Istria is well known for sports, with the Crotian Tennis Open being played at Umag, 20 kilometres from Momjan, and for outdoor pursuits. There are twenty-two golf courses in planning in the region, of which nine are within approximately twenty minutes of Momjan.

Vesta plans to develop a single building containing five separate dwellings in the form of Villini or town-houses with the possibility of a single apartment. These units would likely serve as holiday homes deriving yield and capital appreciation for their owners:

The overall development is to be in a style sympathetic to the surroundings. It is desired that the design of the development ensures that the beauty of the surroundings and views are realized from both outside and inside the individual units.

Each dwelling should contain at least two bedrooms, one or two bathrooms, a kitchen area and living/dining space with a fireplace. The interior design should seek to maximise the utility of the available space.

Each unit should have its own private exterior terrace space, preferably not overlooked, to be used for outdoor dining etc. Each unit (not the apartment) should also have some garden area.

Each unit should have a garage or defined parking space, the choice of which will depend on the build costs. If garages are constructed then each garage should contain some further storage space.

It is envisaged that their will be a communal swimming pool.

Plans are currently being prepared, based upon which a building permit will be obtained. Vesta anticipates that this process will be finalized during the summer of 2005. Construction should then commence and the final properties should be finished in early summer 2006.
