Baredine 2 Development

This plot is approximately 1100 square metres and is oriented to the West. It is located about 100 metres to the west of the small hamlet of Baredine. The site commands stunning views of the rolling hills and hill towns through to the sea (approx. 8km). The site fronts a small public road providing easy access. In front of the plot the land drops away thus ensuring that the view will remain forever.

Outline Plan – Baredine 2, Istria

 

The following is a brief outline of the development parameters, from which architects plans will be drawn up, for the second parcel of land at Baredine owned by Vesta.

Description:

This plot is approximately 1100 square metres and is oriented to the West, about 100 metres to the west of the small hamlet of Baredine. The site commands stunning views of the rolling hills and hilltowns through to the sea (approx. 8km). The site fronts a small public road providing easy access. In front of the plot the land drops away thus ensuring that the view will remain forever.

Baredine is approximately 5km from Buje, a large hilltop town with all amenities and ideally situated in North West Istria, about 10 kilometres from the border with Slovenia and about one hours drive from Trieste airport in Italy. This region of Istria is characterised by rolling hills planted to vines and olives, small stone and terracotta hilltop towns and kilometre after kilometre of unspoilt coastline, drawing positive comparisons with Tuscany. Within 5 and 20 kilometres respectively are the ancient hilltop towns of Groznjan and Motovun, which have become centres for the arts and significant tourist attractions.

Istria is well known for sports, with the Crotian Tennis Open being played at Umag, 20 kilometres away, sailing with its many marinas and for outdoor pursuits such as mountain-biking and horseriding. There are twenty-two golf courses in planning in the region, of which nine are within approximately twenty minutes of Baredine.

Vesta plans to develop a single building containing three separate dwellings in the form of Villini or town-houses. These units would likely serve as holiday homes deriving yield and capital appreciation for their owners:

The overall development is to be in a style sympathetic to the surroundings. It is desired that the design of the development ensures that the beauty of the surroundings and views are realized from both outside and inside the individual units.

Each dwelling should contain at least two bedrooms, one or two bathrooms, a kitchen area and living/dining space containing a fireplace. The interior design should seek to maximise the utility of the available space.

Each unit should have its own private exterior terrace space, preferably not overlooked, to be used for outdoor dining etc. Each unit should also have some garden area.

Each unit should have a defined parking space.

Their will be a communal swimming pool.

Plans are currently being prepared, based upon which a building permit will be obtained. Vesta anticipates that this process will be finalized during the late summer of 2005. Construction should then commence and the final properties should be finished in late summer 2006.

As a result of this timing the payments are likely to be triggered as follows:

Deposit : now

30% (less deposit) : when building permit is issued, approximately September 2005

30% : when ground works are complete, approximately January 2006

30% : when roof is on, approximately May 2006

10% : upon completion, approximately August 2006
